RESIDENTIAL REMODEL- remodeling is considered on a limited basis contingent upon time available, scope of work,  and sufficient documentation of the existing structure to be affected

MULTI-FAMILY RESIDENTIAL- design and construction document for new low-rise multi-unit  dwellings

COMMERCIAL OFFICE/ RETAIL - design and construction documents for low-rise commercial shell/ commercial work is contingent upon scope and time available

COMMERCIAL OFFICE/ TENANT IMPROVEMENT-  design and construction documents for interior build-outs/ commercial work is contingent upon scope and time available

ARCHITECTURAL CONSULTATION- hourly consultation is contingent upon scope and time available

 

ALL CONSTRUCTION DOCUMENT PACKAGES INCLUDE

ARCHITECTURAL-  full architectural drawings including details for all 'on building' features

STRUCTURAL- full permit structural drawings certified by a registered engineer

ELECTRICAL- full permit electrical drawings certified by a registered engineer

HVAC- full permit HVAC drawings certified by a registered engineer

PLUMBING- full permit plumbing plans/ risers (waste and supply) certified by a registered engineer

LIGHTING- specified lighting design for non-decorative lighting within and on building facade

CEILING PLANS/ DETAILS- moldings, trims, beams, and other ceiling details are included for all project scopes and sizes

ADDITIONAL CONSTRUCTION DOCUMENTS INCLUDED DEPENDING ON SCOPE

MILLWORK- full interior architectural detailing 

CASEWORK- full detailing (design aspects) of interior and exterior cabinetry

METALWORK- full detailing (design aspects) of custom and semi-custom metal railing/ ornaments

KITCHEN- full detailing (design aspects) of kitchen cabinetry and appliance specification

FLOORING- full detailing ( layouts/ patterns) of floor finishes

STONE AND TILE- full detailing ( layouts/ patterns) of vertical stone and tile finishes

NOTES:

Additional drawings or specifications are usually required to complete a custom residence.

These vary by location and are usually not included within the scope of our services. However we do coordinate closely with other design professionals if they are required. Please see 'TEAM' in this narrative for more details regarding information that may be required but not usually included in our scope.
